Depth is price: the paler the water, the less income it takes to hold ground. Soundings show the monthly income required on the standard passage (9%, 25 years, 5% equity, 40% of income to the instalment). PA marks a position approximate. Recompute any of it in Dead Reckoning.

The Channels · Financing That Exists

Four real ways in, terms read from the banks' own pages on 14 August 2026. The striking fact: at a 40% instalment share, every channel demands roughly the same income per million of price. What separates them is the water you must already hold, the equity, and the rate you lock for 25 years.

Grace period up to 24 months. Joint applications allowed, all income sources count. Off-plan purchases must be on BML's approved list, which today includes Blue Lagoon, Waterfront Residences (FW), Renaatus Irumathi, Kudadhumaari Villa and others. The 5% equity door plus MPAO pension collateral is the lowest entry bar in the market.

Takaful for the full tenure is paid before disbursement. Under-construction properties pay a staged share of the instalment until handover; completed ones get 3 months' grace.

Two special doors, both capped at MVR 1 M financing: Youth Home Purchase at 10.5% over 30 years, and SOE Hiyaa at 10.0% for SOE staff buying SOE Hiyaa flats. Grace 12 to 24 months. The cap makes these top-up tools, not full-price vehicles, at today's Hulhumalé prices.

The Long Crossing · Without a Loan

"What income affords this without loans" is really a question about time. Cash is saved, not earned in a month, so the honest unit is years of disciplined saving. The table assumes a hard 35% of gross income banked every month, no returns counted, prices standing still, which they will not.

The milestone passage, the third route

Off-plan projects charge by construction milestone, no bank involved: Blue Lagoon's ladder runs 10% at basement slab, 10% at first floor, 15% at third, then 7.5% at each of eight stages, 5% at handover, roughly three years end to end. On the 2BHK at … with GST that averages … a month while it builds. Held to 40% of income, the milestone route needs about …/month, so it is a business-cashflow play, not a salary play. The hybrid is real, though: pay early milestones cash, then hand the balance to BML or MIB at handover, and everything already paid counts as your equity.

Owning outright today is not an income question at all, it is a wealth question: the full price in hand, plus 8% GST on new stock, plus transfer costs.

Bighat Logistics' nine-floor boutique block: 2BR at 1,070 sf, 2+1 at 1,079 sf, 3BR at 1,605 sf, 3+1 at 1,777 sf, and two 4+1 penthouses at 2,847 sf. As of today the site lists every unit reserved or sold except Unit 0401, a fourth-floor 3+1 at 1,777 sf. Prices on inquiry (+960 722 8282). At the going 3,400 to 3,800 MVR/psft band a unit that size implies roughly 6 to 6.8 M, unconfirmed, ask them.

Entry 2-beds in older Phase I stock start around 1.8 M on the 2026 aggregator guides, against 2.5 to 4.5 M for equivalent space in Malé. Watch hdc.com.mv for direct sale rounds, and the agency listings (Maldives Investments, local Viber circles) for one-off resales. This is where the lowest soundings on the chart live.

Notes & Cautions

  1. The equity is the real gate, not the income. At 40% share, all three channels want about 19,600 to 19,900 of income per million of price. But cash down on a 3.9 M unit runs from … (BML 5%) to … (HDFC 20%). Pick the channel by the cash you hold.
  2. Pension money opens the door. BML lets MPAO savings stand as the 5% equity, MIB counts pension plus anything already paid to the developer, and HDFC cuts its rate to 10.42% against pension collateral. Check the MPAO balance before assuming the down payment is out of reach.
  3. Joint income is the normal route. Average net salary runs 15,000 to 17,000 and only about 31% of households clear 400,000 a year, so most purchases here are two salaries plus pension equity, not one hero income.
  4. Interest is a second apartment. Financing 3.71 M at 9% over 25 years costs about … in lease payments on top of principal. Shorter tenure or bigger equity is the only way to shrink it.
  5. USD income is worth 1.5 points. BML's 7.5% USD-earner rate cuts the instalment about 12% against the 9% standard. If any household income can legitimately arrive in dollars, restructure before applying.
  6. GST is real money. New stock quotes ex-GST; 8% lands on top. On the Blue Lagoon 2BHK that is … extra.
  7. Deadlines are sales theatre. Time-boxed promo sheets recycle. Never let a "till the 15th" rush a 25-year commitment.
  8. Rates move, this chart is dated. Every figure was read from the source pages on 14 August 2026. Confirm at the branch before signing anything.
